One of Bangor's Most Controversial Developments Sells Out as Ellis Plans 26 More Rentals

As Maine Woods sells out in Bangor, neighbors say the traffic, noise and drainage they feared came true, while Ellis plans 26 more rentals on outer Broadway.

The last of the 60 homes at Maine Woods, a Bangor housing development, was sold in March 2026, the Bangor Daily News reported. Developer Emily Ellis said demand outpaced how quickly the units could be built.

Also in March, Ellis won preliminary approval from the Bangor Planning Board for another project along outer Broadway: 13 duplex buildings in a townhouse style, holding 26 two-bedroom rentals.

Maine Woods sits on roughly 12 acres near Interstate 95, between Lancaster Avenue, Essex Street and East Broadway, and consists of 30 two-story, three-bedroom duplexes. Neighbors took the board's September 2022 approval to court. The Penobscot County Superior Court sent it back to the board in October 2023, ruling that the city had misclassified the project's size. The board approved the resubmitted plan in January 2024, and the first resident moved in a month later.

Ellis said townhouses have sold for $265,000 to $275,000, and one was listed on March 23 at $289,000.

Some neighbors told the newspaper their concerns about traffic, speeding, noise and drainage have been borne out. Ellis said the development's retention pond has never flooded and that, to her knowledge, its systems are working as intended. Newer residents, including a teacher and a community college student, said they had no complaints.
